<p>As a Realtor selling semi-custom new homes, I find that the great majority of people are confused to the steps involved in building that new house. Here is a tongue-in cheek look at some of the steps involved.</p>
<p>I sell <a target="_blank" href="http://www.richmartinhomes.com/">Houston Heights Homes</a>. This is a century old neighborhood, where new houses are built on pier and beam to keep the period look.</p>
<ul>
<li>Plans, survey, replat, Local approval &amp; authorizations. This is the 1st hair-pulling stage. </li>
<li>Site Prep: demo the old structures, grade lot.</li>
<li>Drill piers &amp; pour garage slab. Most homes in the Heights use pier &amp; beam construction, in contrast to slab foundation.</li>
<li>Rains begin and bog everything down for weeks. February is a unpleasant month for site work in Houston. It rains, and rains, and rains </li>
<li>Install main sewer, water lines (This would be done earlier if it&#8217;s a slab house).</li>
<li>Foundation, framing, sub floors, stairs. This part goes quickly. The 1st two months, very little occurs, and then poof&#8230;in a week, the whole house is framed. Next is OSB cladding, roof decking.</li>
<li>Roofing is a big step. You can tell what it should look like.</li>
<li>Dried-in: Windows and construction doors are installed; moisture barrier wraps the house. At this time the inside is protected and the inside work can begin</li>
<li>Siding: (Sometimes Hardiplank or brick).</li>
<li>Rough electrical &amp; plumbing.</li>
<li>Sheetrock. At that point it&#8217;s possible to get a rough feel for floor plant &amp; room sizes. Before this point you are just seeing a forest of upright 2&#215;4 framing lumber. It is a rare person who can judge a home at that point.</li>
<li>Install unfinished hardwoods. Presuming realt oak planks, or salvaged floors, laid, although not finished.</li>

<li>Granite, sinks, plumbing, electric lights, etc..</li>
<li>Lots of details, final inspector approvals, gas meter installed, CAH turned on.</li>
<li>Final punch list.</li>
</ul>
<p>There it is! Now when you look at a house being built you&#8217;ll have some appreciation of the work that&#8217;s involved and how much work remains.</p>
<p>What&#8217;s the timing for all this? Each builder is different; expect 6 months though after site work is done.</p>
